EPM is seeking a resourceful, innovative, and data-driven Marketing Specialist to energize our marketing efforts across a growing portfolio of 200+ multifamily properties. You’ll bring our brand to life across the field—ensuring consistency, supporting leasing teams, launching new properties, and driving traffic that converts to occupancy.
Key Responsibilities
- Onboard & support assigned properties, covering ILS set-up, marketing materials, signage, and listing optimization.
- Lead marketing plans for new lease-ups, rebrands, and underperforming properties.
- Partner with regional managers & leasing teams, arming them with guidance, materials, and campaigns aligned to occupancy goals.
- Coordinate across teams—creative, digital, internal peers, and external partners/vendors.
- Track and report property-level KPIs (lead volume, occupancy, CPL, traffic sources) and refine plans to boost underperformers.
- Launch local marketing initiatives—digital ads, traditional media, community partnerships—with ongoing performance optimization.
- Manage our CRM, creating campaigns that maximize lead generation and conversions.
- Collaborate with the Director of Marketing to develop and execute portfolio-wide marketing strategies.
- Perform additional duties as assigned.

Education & Experience
- Bachelor’s degree in Business, Marketing, or related field.
- 3‒5 years of marketing experience, including at least 1 year within multifamily real estate, property management, or a similar sector.
- Proven track record of managing marketing performance, generating leads, and achieving leasing objectives.
- Hands-on with ILS platforms, CRM tools, and digital ad platforms.
- Strong analytical, problem-solving, and decision-making skills.
- Excellent communication and interpersonal abilities.
- Proficient with Microsoft Office and other relevant software.
- Property management industry experience is preferred.
Physical Demands & Work Environment
- Frequently sit, stand, and walk; regularly talk or hear; use hands/fingers for handling controls; occasionally climb, stoop, kneel, crouch, or crawl.
- Occasionally lift/move up to 25 lbs.
- Visual acuity: close, distance, peripheral vision, and focus adjustment.
- Work environment noise typically moderate.
- Work must sometimes be performed outdoors—able to handle varying seasonal temperatures.
Travel & Workplace Expectations
- Up to 15% travel anticipated.
- Expected to work in-office at least 4 days per week when not traveling.
